I wish we had some funny stories about this one, but in truth, this one was all about lack of stress and good luck. We were pretty weary from constant renovation projects and felt we weren’t ready for another flip, but all of that changed when we saw this property listed on RMLS.

Almost everything swung our way on this one, very few surprises and a lot of things came in under the original budget.

It was a gem that had not seen a single upgrade —we had to do a full-scale rehab!

Our main task was to tear it apart and put it back together, from fixing the foundation issues, replacing the roof to refinishing the hardwood floors. We also re-plumbed the water lines, decommissioned the oil tank, and replaced the whole electrical panel and meter. A welcomed functional change was the addition of a 1/2 bath upstairs that the new buyers loved.

We installed a new furnace in the living room which completed the modern look we were going for, as well as sleek recessed lights in the kitchen.

Not only did it have foundation issues, an oil tank, and needed a new roof, we also had to replace the windows, and garage doors. Lots of costly repairs that would have been prohibitive for many buyers to purchase the home in the state it was in.

Overall, it was a fun project and we are elated to have turned a house that was nonfunctional in November, into a dream home for a family that is very much welcome in the Southeast Portland neighborhood.
